Set in 10 acres spacious accommodation for up to 6 people 3 bathrooms (one downstairs) 2 lounges (second lounge can be set up as a 4th downstairs bedroom for guests with limited mobility. In the village you will find a bakers, butchers, post office, supermarket, pubs, restaurants, a swimming pool & gym… Walkers paradise with a 9 hole golf course, water-skiing & cycling on the doorstep!
Manchester 30 mins, Rochdale 10 mins, with Saddleworth, Ramsbottom, Littleborough and Hebden Bridge, all close by.

Watch the large screen Digital TV or sit chat and enjoy the views through the original arched door openings from the second lounge, showing access to the rear open courtyard.

Located in a converted attached stable (no heating in here)is the Games Room with free to use pub style pool and table football, or why not fish in our well stocked carp pond?

For your sleep time

Bedroom one super king sized double room en suite can be set out as twin. Bedroom 2 Twin bedded. Bedroom 3 being smaller with a standard double bed and hand basin. Large Family Bathroom with Large shower cubical and an air bath. Further facilities on the ground floor adjoining the 2nd lounge/4th limited mobility bedroom.

You will have sole use of the rear courtyard with ample parking for your cars.

For the less energetic, try your hand at fishing in our well stocked pond, enjoy and relax in the sauna, or sit out and soak up our wonderful climate, or maybe do a spot of shopping. Lancashire is well known for its markets and unusual mill shops and if you really won’t to send your plastic card in melt down then the Trafford centre is only 30 to 40 mins drive away, ideal for a spot of retail therapy. We are also well situated for those who wish to chance travelling over the border into quaint villages of West Yorkshire Hebden Bridge, Howarth, “but remember to take your passport”

Check in between 4.00 p.m. and 7.00 p.m. earlier or later strictly by prior arrangement.
Check out by 10.00 a.m. later check out strictly by prior arrangement.

Booking Terms and Conditions.
1. A non-refundable 20% is required to secure the booking. The balance is due 6 weeks prior to your stay.
2. A refundable security deposit of £100 is payable on arrival against damages, breakages or if left in an unclean condition. (We rarely have to enforce this)
3. Your party must not exceed the capacity of the property, (six people including children).
4. Your visitors are most welcome but not to stay overnight. Smoking in the property is not permitted.
5. The use of the accommodation is entirely at the hirer’s risk, and no responsibility can be accepted for injury, or for the loss or damage to the hirer’s belongings. No responsibility can be accepted for loss or damage to any car or its contents.
6. We reserve the right to cancel your booking. In this highly unlikely event we would return to you all money you have paid.
7. The proprietors reserve the right to require guests whose behaviour is deemed by us to be unreasonable or unacceptable, to vacate the barn immediately.
8. We do not accept stag or hen parties
9. Any change in your party size must be notified to us immediately for health and safety reasons.
