Terms and conditions of trading:

1. The property will be available from 4.00pm on the day of arrival and must be vacated by 10.00am on the day of departure.
2. A non refundable deposit of £100 per booking is required.  A letter of confirmation and final invoice will then be sent to you.  The balance of the payment is required 6 weeks prior to the start of your stay.  Failure to pay the balance by the due date may result in the property being re-let.  Bookings made less than 6 wks in advance to be paid for in full at the time of booking.
3. We recommend you arrange your own cancellation insurance with a reputable insurance broker.
4. Your party must not exceed the capacity of the property.
5. If reduced occupancy rates apply and at any time during your stay the party increases then the full price is due for the whole length of your stay, any change to party size booked must be notified immediately for health and safety reasons.
7. We welcome well behaved children.
8. Unfortunately we cannot accept pets.
9. All equipment, utensils etc should be left in a clean condition at the end of the stay and the accommodation left in the same state of order and cleanliness as it was found.  Any shortcomings, damage or missing items should be reported on arrival.  Should any damage or breakage occur during your stay, you will be held responsible and charged for the replacement.
10. Smoking in the property is not permitted.
11. The use of the accommodation is entirely at the hirer's risk, and no responsibility can be accepted for injury, or for the loss or damage to the hirer's belongings. No responsibility can be accepted for loss or damage to any car or its contents.
12. We reserve the right in any circumstance to cancel your holiday.  In this event we will either return to you all money you have paid or will offer you an alternative date.  We will inform you of any such changes as soon as is reasonably possible.
13. The proprietors reserve the right to require guests whose behaviour is deemed by us to be unreasonable or unacceptable to vacate the barn immediately.
